Oakville's Future
Growth, Development & Housing
The umbrella issue. Density, development applications, Midtown, Dundas, Bronte, Kerr Village, and change in established neighbourhoods — plus the harder question underneath it all: what housing do we actually need, and where should it go?
Why this matters now
- The 2024 resident survey identified housing, traffic and growth as the three most commonly mentioned issues, with development, congestion, infrastructure and density also prominent.
- Oakville's Housing Strategy addresses affordability, supply, housing types and changing community needs — it is not simply "build more housing."
- Growth decisions made this term shape the town for forty years. Most are decided in reports residents never see.
Who has the power?
Four levels, four different jobs
Town of Oakville
Planning, zoning, Official Plan, development approvals, heritage designations, parkland dedication.
Halton Region
Regional Official Plan, servicing capacity, regional housing and homelessness services.
Province of Ontario
Provincial planning rules, municipal housing targets, Ministerial Zoning Orders, Ontario Land Tribunal appeals.
Government of Canada
Federal housing programs, financing tools, infrastructure funding tied to housing.
Questions residents are asking
- What is proposed near me, and what stage is it at?
- What can the Town actually refuse, and what can be overridden on appeal?
- How do density targets get set, and by whom?
- How do we accommodate growth and keep neighbourhoods livable?
What are residents saying?
"I found out about the application next door from a sign, three weeks before the deadline."
"I'm not against housing. I'm against no one being able to tell me what happens to the school, the road or the water."
